Where to buy land in Valencia
The average value of urban land in the province of Valencia is one of the highest in the autonomous community, at just over €160/m². The areas with the cheapest urban land for sale are Liria, Sueca, Barcheta, Buñot and Castelló. On the other hand, the most expensive lots are found in Carpesa, Gandía, Requena and Valencia. Most of the population lives near the coast, which causes a greater demand for land and, consequently, an increase in its value, which ranges from €1,000/m² to more than €3,000/m² in these localities.
In general, the cheapest land in the province of Valencia is in the municipalities of Anahuir with a minimum price of €0.10/m², Alborache with €0.30/m² and Carrícola with €1/m². The value of the plots in these locations is so low due to the great availability of undeveloped land for sale in these areas.
High-value land in the Valencian Community
The province of Valencia is in the east of the country, in the central part of the Valencian Community. It has an area that exceeds 1,000,000 hectares, which represents more than 45% of the total autonomous community. The great influence of the Mediterranean Sea and its location generate a climate that is characterized by mild winters and hot summers. Its landscape presents two differentiated reliefs: the wide coastline and the mountainous area of the interior. The foundations of its economy are based on the developed industrial fabric and, above all, on sun and beach tourism. Thanks to this, it has a first-class communications network.
The average value of urban land in Valencia is very similar to the province of Alicante. And it is that they are two territories that concentrate most of their urban land in the coastal area. This fact generates a greater demand, which translates into an increase in the average price of urban plots. Rural estates experience a similar situation, being a province with large agricultural exploitation.
In recent years, the urban and developable area has grown, especially in the coastal area. Well, it is an attractive area for investment, especially for its landscape value. Rustic land has been in greater demand in the regions with the greatest agricultural activity, such as Sagunto, Riberas del Júcar and Gandía.
A place of great landscape wealth and agricultural development
Rustic land in Valencia covers more than 850,000 hectares. It has a landscape that is perfectly differentiated by two relief units: the foothills of the Iberian System and the Valencian depression.
It is a place with great agricultural development. More than 30% of the total territory is used for agricultural exploitation, that is, an area that exceeds 330,000 hectares. Irrigated agriculture predominates on its land, especially in the coastal alluvial areas. The most outstanding crops are citrus fruits, especially oranges, omnipresent in the Sagunto, Riberas del Júcar and Gandía regions. Fruit trees and vegetables are also of great importance, the most significant crops being watermelon, artichoke, and onion. We must not forget the tradition of rice, one of the main crops in the Valencian territory, as well as the non-associated vineyard. Other crops that also have some relevance are barley, olive groves, wheat, oats, potato and vetch for fodder.
The forest land has a wide extension, which covers more than 50% of the province, exceeding 550,000 hectares. It is divided into open mount, timber mount and woody mount. Meadows and pastures have less influence, compared to the rest of the regions. And it is that they do not occupy even 1% of the total Valencian territory.
The coastal area hosts the largest areas of land
The extensive coastline is home to the largest municipalities, generating the phenomenon of overpopulation in many of them. The result is a great population contrast between the coastal area and the inland regions. The city of Valencia has the largest area of territory, as well as the highest percentage of the population. In its totality, there are more than 40,000 hectares of urban plots and more than 25,000 hectares of developable land in Valencia. Residential plots, with an extension of more than 10,000 hectares, have a greater presence in the municipalities of Valencia, Torrent, Gandía, Paterna and Sagunto.
